700-Block Kentucky Avenue SE (2019) An interior renovation of a 1909 Hill East rowhouse remove bearing walls to expand a family room, structural alterations to deteriorating garage walls and slab, and a new master bathroom and walk-in closet. Permit drawings provided.

3700-Block Jenifer Street NW (2019) An interior renovation of a 1930 Chevy Chase semi-detached home to remove bearing walls to create an open plan, and renovate the kitchen. Permit approval received and construction under way.

300-Block 8th Street NE (2019) A basement conference center in a 1904 Capitol Hill rowhouse will be renovated for non-profit education organization, after flooding and mold damage. Waterproofing solutions were proposed and implemented to mitigate moisture and water infiltration. Permit drawings and interior design for the conference center to be provided.

1600-Block C Street NE (2018) An interior renovation of a 1936 Kingman Park rowhouse converted an unfinished basement into an English basement rental apartment (separate certificate of occupancy). The upper dwelling transformed from 4-bedroom/1-bath to 3-bedroom/2-bath, with a sizable en suite master bathroom. An open concept floor plan was created on the main level, including a large central kitchen with an eat-in island, a formal dining room, living room, and powder room.

1600-Block H Street SE (2018) The interior of a 1922 Hill East rowhouse was renovated to create an open concept floor plan on the first floor by removing 2 bearing walls, while the second floor bathroom was enlarged and renovated to add a second sink and better serve 3 bedrooms. The existing basement and garage were renovated to add a kitchen, bedroom and bathroom and converted into an English basement rental apartment (separate certificate of occupancy).

1000-Block Monroe Street NW (2018) The existing kitchen of a 1912 Columbia Heights rowhouse was expanded and renovated, by moving a powder room to a new location and removing walls; resulting in an open plan between the kitchen and dining room.

100-Block V Street NW (2018) A new en suite master bathroom and a walk-in closet were added to the second floor by reducing the size of an adjacent bedroom; resulting in a 4-bedroom/2-bath arrangement. (2016) The basement of a 1909 LeDroit Park rowhouse was converted into an English basement rental apartment (separate certificate of occupancy).

1800-Block Ontario Road NW (2018) An existing 1909 rowhouse was gutted, leaving only the front facade, 2 party walls, and floor structure. A 2-story, 147 SF rear addition allowed for an enlarged kitchen on the 1st floor and introduction of a master bathroom and walk-in closet on the second floor. A 3rd floor pop-up expanded an existing attic, providing an in-law suite and sizeable rooftop terrace. The basement was underpinned to increase ceiling height and was converted into a 2-bedroom/2-bath English basement rental apartment (separate certificate of occupancy). The upper dwelling transformed from 4-bedroom/2-bath to 5-bedroom/4.5-bath, and a completely open concept floor plan on the main level. The result is a stunning 4,250 SF, 2-dwelling rowhouse in the Adams Morgan/Lanier Heights neighborhood.

3500-Block 10th Street NE (2018) An interior renovation of a detached single-family home in the Brookland neighborhood to convert an existing, unfinished basement into an apartment for an au pair. The layout included a living/dining room, bedroom and en suite bathroom.

1200-Block 5th Street NE (2017) An interior renovation of a NoMA rowhouse to upgrade MEP systems, as well as add sprinklers to the basement. The basement was also converted into an English basement rental apartment (separate certificate of occupancy).

0-Block Girard Street NE (2016) An interior renovation of a 1917 Stronghold/McMillan rowhouse enlarged and remodeled the existing kitchen and introduced a 1/2 bath under the stair on the first floor; while the master bathroom and master closet were enlarged on the second floor. The basement was also converted to an English basement rental apartment (accessory apartment).

300-Block 16th Street SE (2015) A 1922 Hill East rowhouse was gutted, leaving only the front facade, 2 party walls, and floor structure. A 2-story, 343 SF rear addition allowed for an enlarged kitchen, new 1/2 bath, and an open concept floor plan on the 1st floor; while 3 awkward bedrooms that shared 1 bathroom on the 2nd floor were transformed into 3 bedrooms and 2 bathrooms, including a master bedroom with walk-in closet and en suite bathroom.

2100-Block 15th Street NW (2014) A 1906 U Street rowhouse was gutted, leaving only the front facade, 2 party walls, and floor structure. A 2-story, 78 SF rear addition allowed for an enlarged kitchen on the 1st floor and introduction of an en suite master bathroom and walk-in closet on the second floor. The basement was also converted into an English basement rental apartment. The upper dwelling transformed from 3-bedroom/1-bath to 3-bedroom/2.5-bath, and a completely open concept floor plan on the main level.

5200-Block St. Charles Avenue, Baltimore, MD (2014) An interior renovation of a fire-damaged rowhouse received a building permit, but the project was never built. The planned renovation called for gutting the condemned rowhouse, leaving only the 4 exterior facades, resulting in an open concept floor plan on the 1st floor, and 2-bedroom/2-bath layout on the 2nd floor.

6600-Block 5th Street NW (2013) An interior renovation of a detached single-family home in the Takoma DC neighborhood. The 2nd floor was gutted allowing for an improved layout including a master bedroom with en suite bathroom, 2 additional bedrooms and a shared bathroom.

500-Block Margaret Drive, Silver Spring, MD (2012) A 940 SF second floor addition over a 1-story, detached single-family house, which added 2 bedrooms and a master suite. The addition allowed a transformation from 2-bedroom/1-bath to 5-bedroom/3-bath.

600-Block Ray Drive, Silver Spring, MD (2012) A 480 SF second floor addition over a 1-story, detached single-family house, which added 2 bedrooms and 2 bathrooms. The addition allowed a transformation from 2-bedroom/1-bath to 4-bedroom/3-bath.

10600-Block Norman Ave, Fairfax, VA (2011) A 780 SF addition over an existing 2-car garage connected to the existing 2nd floor, and provided 2 new bedrooms, a new office, and a new master bedroom. The existing master bedroom was transformed into a sizable walk-in closet and dressing room that connects the existing master bathroom to the new master bedroom.

5300-Block 42nd Place NW (2010) A 1939 "tract home" was gutted, leaving only the 4 exterior facades. The existing 2-story house with a 20' x 25' footprint received a 3-story, 580 SF rear addition and 2-story, 290 SF front addition. A new roof over the existing house tied it into the new rear addition to provide a seamless look. The result is a stunning transformation from a 1,000 SF tract home to a 3,600 SF 4-bedroom/4 bath detached, single-family home in Chevy Chase, DC.

11100-Block Huntover Drive, Rockville, MD (2010) A 550 SF, 2-story rear addition received a building permit, but the project was never built. The planned addition allowed for the expansion of an existing master bedroom on the first floor, including 2 walk-in closets, a sitting area, and en suite bathroom containing a double-sink vanity, soaking tub, shower, and separated watercloset. The additional area in the basement enhanced an existing great room, providing 2 sets of French patio doors to the rear yard.

2400-Block Tunlaw Road NW (2009) A 183 SF 2nd floor rear addition over an existing 1-story rear addition in Glover Park, DC. The addition allowed an existing bedroom and master bedroom to be pushed outward, creating space for a new master bathroom and closet where the existing master bedroom had been located.

8600-Block Timber Hill Lane, Potomac, MD (2009) An interior renovation that swapped locations of the existing dining room and kitchen. The existing kitchen on the exterior wall was moved inboard and enlarged slightly, while the dining room moved to a solid exterior wall, which in turn was replaced with 2 sets of French patio doors.

6100-Block Seminole Street, Berwyn Heights, MD (2009) A covered front porch was added to improve the front appearance, while providing the opportunity to add a handicapped-accessible ramp in the future.

500-Block Margaret Drive, Silver Spring, MD (2008) A 250 SF, 1-story rear addition that allowed for an expanded, remodeled kitchen, and new dining area.

10200-Block Iron Gate Road, Potomac, MD (2008) A 25'-wide, 18'-deep standalone poolhouse was located adjacent to an existing pool, in the rear yard of a mansion in prestigious Potomac neighborhood. The interior included a lounge space with vaulted ceiling, wet bar, and limestone-clad fireplace, as well as a bathroom and changing area.

9700-Block The Corral Drive, Potomac, MD (2008) A 48'-wide, 10'-deep covered front porch was added, dramatically altering the front appearance, and providing a sizable second floor terrace. A detached 4-car garage with integrated poolhouse and 2nd floor game room and rental apartment was also designed, with a breezeway connection to the existing house, but this was not built.

Residential Pricing Studies. These consist of developing a set of schematic design drawings to be priced by contractors, to confirm project viability within the owner's budget. For varying reasons, including budget constraints, these projects did not advance beyond pricing studies.
